  • During this CPD the speakers will open an overview on dilapidations and lease requirements with the talk focusing on the common areas of dispute that arise during dilapidations negotiations. Discussing the merits, and validation of claim elements from both landlord and tenant perspective along with the external factors outside the lease that can influence settlement.

    Speaker bios:

    Andrew Ramsey
    Andrew is chartered building surveyor, chartered project management surveyor, past building surveying chairperson and SCSI council member. Andrew has extensive experience in senior management roles with leading building surveying firms. He oversees the commercial surveying arm of Module Group. Among his previous successes he counts management of a number of significant portfolio instructions for international clients throughout Ireland, the UK and Continental Europe – both in the private and public sector.

    Val O’Brien
    Val qualified as a chartered building surveyor in 1989 and has 30 years post qualification experience. He is managing director of Val O’Brien & Associates which he founded in 1997. He is an active member of the Society of Chartered Surveyors Ireland and is a past chairman of the building surveying division. His area of speciality is in the field of landlord and tenant with a particular emphasis on the responsibility for repairs and the preparation and defending of schedules of dilapidations. Val has given a number of seminars over the years on dilapidations and building surveys. He is a regular contributor to the Irish Times Property Clinic column on Thursdays and has set out practical advice to the readers’ enquiries. He is also a spokesman for the Society of Chartered Surveyors Ireland and has featured on National TV and radio programmes.
