Chartered Surveyors warn that latest building defects identified at Beacon South Quarter show problems with ‘Celtic Tiger’ era properties are widespread
SCSI calls for establishment of a Resolution Board to deal with these properties
Tuesday 24th January 2017. The Society of Chartered Surveyors Ireland has said that the fire safety and water ingress issues identified at Beacon South Quarter in Sandyford in South Dublin show that problems with ‘Celtic Tiger’ era properties are widespread.
The SCSI said that while Priory Hall, Longboat Quay and now Beacon South Quarter were high profile cases, its members were seeing similar issues with dozens more buildings built between the mid nineties and mid noughties.
The Society has called for a ‘Resolution Board’, similar to the Pyrite Resolution Board, to be established to help the owners and occupiers of these buildings deal with repetitive defects identified in ‘Celtic Tiger’ era properties. Alan Baldwin, the Chair of the Building Surveyors Professional Group said the first step was to quickly establish an expert panel which would advise the Government on how to deal with these issues at national and local levels.
“Through no fault of their own, hundreds, perhaps thousands of property owners find themselves facing very costly repair work because their properties have serious defects. The problems we are seeing now stem from the ineffective system of building regulation which was in force at that time and therefore the onus is on the Government to remedy the situation”
“The Pyrite Resolution Board which was established in 2013 to oversee the effective implementation of a programme of remediation works for dwellings affected by pyrite, provides a template on how to progress this situation. We are calling for the establishment of a similar board to deal with ‘Celtic Tiger’ era properties without delay” Baldwin said.
