Reporting to the Property Director, manage Keelings/FoodCentral commercial property portfolio. The role is primarily focused on property in Ireland but also includes UK and International.

Main Responsibilities

• Manage Keelings/FoodCentral land and buildings portfolio
• Manage development and marketing for FoodCentral business park including land sale, design and build, leasing
• Overall budget management for the property management function
• Commercial lead the following initiatives when required:
• New build or upgrade projects
• Sustainability improvement plan
• Infrastructure development e.g. roads, ducting, telecoms, water, waste
• Liaise with utility providers including ESB, Irish Water, Gas Networks Ireland
• Planning applications and submissions to Development Plans
• Manage internal rent/terms agreements with business units
• Ensure appropriate cost models, feasibility studies, budgets and project management structures are in place
• Negotiation of leases, conacre contracts and other agreements , in conjunction with in-house legal counsel and external solicitors
• Oversight of common estate services and service charges
• Ensure all relevant drawings, maps and documentation are up to date and available as required
• Support Group Initiatives and Projects eg employee accommodation solutions, acquisition due diligence, public transport and group procurement
• Ensure appropriate property insurance policies are in place and rates costs are negotiated
• Lead/assist with other property development / management projects as required by the Property Director
• Oversee continuous improvement of our Facilities management

Job Requirements

Key Skills:

Essential

• Significant experience of commercial property management across multiple sites including site infrastructure and utilities
• Commercial lead experience of significant new build and upgrade projects, including planning applications and development plan submissions
• Strong background in lease and contract negotiation and management
• Previous experience ensuring property portfolio compliance with all relevant planning and property legislation

Desirable

• Previous experience leading property sales and marketing
• An Individual who can apply a creative mind-set in terms of visualising the look and feel of a successful Business Park development
• Sustainability improvement experience

Education & Training

• Hold a Degree in a property and/or construction related subject would be an advantage
• RICS/SCSI Chartered or Registered an advantage
