Residential Lettings Negotiator
Job Description
[vc_row][vc_column][vc_column_text]•Management of a portfolio of mixed developments utilising letting management IT system
• Market appraisals of properties
• Liaising with Landlords and responding to all queries relating to their property
• Dealing with all tenant queries on their tenancy
• Negotiation of letting package with landlords, advertise and carry out viewings on the property or property portfolio
• Vetting of Tenants including obtaining & verbally checking/confirming references to seeking approval from Landlord
• Carry out lease signings.
•Take opening readings of ESB & Gas at Lease Signings
• Ensure Inventory contents, Lease Agreements and PRTB form signed by all tenants
• Property management including appointment and supervision of contractors and management of projects
• Authorisation of all Creditor Invoices for Finance administration
• Advise Financial Administrator of lease renewal advice details to be sent to tenant and deal with any query arising
• Follow up on late rents on a DAILY basis and issue 14 day notice and 28 day notice as required, keeping the landlord advised at all stages
• Organise and deal with general enquiries for Letting Department and arrange viewings for clients
• Ensure Daft, My Home, Turley Website and internal database are updated at all times
• General administration and record keeping of all communications with landlords and tenants
• Support finance and credit control functions in collecting of rents and payment of creditors[/vc_column_text][/vc_column][/vc_row]
Job Requirements
[vc_row][vc_column][vc_column_text]This is a fast paced, busy working environment that requires a candidate who has a proven track recording in exceeding set targets and generating new business. Applicants must have a PRSA Category C license and previous experience in a similar role.
